Moving to Puyallup? What I Wish Someone Told Me

I MOVED HERE FROM THE UK

Over a decade ago, I left the UK and landed in Puyallup. I had no idea what to expect. Now, after 10 years of living here, raising a life here, and helping hundreds of families buy and sell here, I can give you the unfiltered version.

THE WEATHER IS REAL

Let us get this out of the way. Yes, it rains. From October through June, you will see a lot of gray skies and drizzle. It is not dramatic storms. It is persistent mist and overcast days. Some people love it. Some people get seasonal depression. Know yourself before you commit.

But when summer hits, there is no place better. July through September in the Pacific Northwest is stunning. Mount Rainier in your backyard, mild temperatures, green everywhere. Those three months make the other nine worth it for most people.

COST OF LIVING REALITY CHECK

Washington has no state income tax, which sounds great until you see property taxes and sales tax. Pierce County property taxes are not cheap, and the 10 percent sales tax adds up fast.

Housing costs have climbed significantly over the past five years. You are not getting California prices, but you are not getting Midwest prices either. A typical single-family home in Puyallup runs anywhere from the mid 400s to the 600s depending on size, condition, and neighborhood.

THE COMMUTE QUESTION

If you are working in Seattle or Bellevue, your commute from Puyallup will test your patience. Without traffic, it is 45 minutes to an hour. With traffic, which is most of the time, you are looking at 90 minutes or more each way. Remote work changed the game for a lot of people. If you have to be in an office five days a week in Seattle, Puyallup might not be the right fit.

WHAT MAKES PUYALLUP SPECIAL

The community here is genuine. Friday nights at the high school football game, the Puyallup Fair in September, local farmers markets, and neighbors who actually wave at you. It is not a bedroom community where everyone hides in their garage. People put down roots here.

You also get access to everything. Mountains, water, hiking, skiing, fishing. Seattle is close enough for concerts and restaurants. But you come home to a place that still feels like a town, not a city.

WHO SHOULD NOT MOVE HERE

If you need sunshine year-round, do not move here. If you hate driving, do not move here. If you want nightlife and big-city energy on your doorstep, do not move here.

WHO SHOULD MOVE HERE

If you want space, nature, community, and a slower pace without being in the middle of nowhere, Puyallup delivers. It is a great place to raise a family, build equity, and actually enjoy your weekends.
