Buyers new to the South Sound almost always ask me the same thing: should I look in Tacoma or Puyallup? They are only about 10 miles apart, but they are genuinely different places to live. Here is the honest breakdown.
PRICE POINT
As of early 2026, Tacoma generally offers lower entry prices in certain neighborhoods, but that gap has narrowed significantly over the past several years. You can find both affordable and premium options in either city. What matters more than city is neighborhood, condition, and timing.
That said, for the same square footage, you will often get more land and more house in Puyallup than in Tacoma. Lots tend to be bigger, and the density is lower.
URBAN FEEL VS. SUBURBAN FEEL
Tacoma has a genuine downtown. Restaurants, coffee shops, museums, a waterfront, and an arts scene that has been quietly growing for years. If you want to walk to things, Tacoma gives you that option. Puyallup does not.
Puyallup is a suburb. It is comfortable, family-oriented, and community-driven, but you will drive everywhere. If that bothers you, Tacoma is the better fit. If you prefer that suburban rhythm, Puyallup delivers.
SCHOOLS
Puyallup School District is consistently rated higher than Tacoma Public Schools across most metrics. If schools are a primary factor for your family, this matters and it shows up in the property values in Puyallup.
COMMUTE
Both cities have similar drive times to Seattle and Bellevue. Puyallup has Sounder train service with stops that can take you to Seattle, which is worth noting if you commute by rail. Tacoma has the Tacoma Dome station, which is also a major transit hub. Neither city is perfect for the Seattle commuter, but both are workable.
WHICH IS RIGHT FOR YOU
Choose Tacoma if you want urban access, walkability, and you value city energy. Choose Puyallup if you want more space, quieter streets, strong schools, and a community that feels like a real town.
